Final Walk Through – Either before or right after your signing we will perform your final walk through. We will go to the property to ensure that the condition is the same as when you last saw it (Home inspection, termite inspection, etc.). The final walk through is the last chance for you as the buyer to see the property before it becomes yours. Just as the home inspector did during your J-1 inspection we will run all of the plumbing from the kitchen faucet, flushing the toilets, and turning on the shower. This is to make sure there are no new leaks or any broken fixtures. We will also test all of the lights, appliances, and air conditioner units. Anything and everything should be tested to make sure there are no surprises after closing.
If there were any repairs agreed to be done by the seller due to the home inspection or termite inspection findings, we will want to see that those items were completed properly. We also want to make sure that the seller or tenant has removed all unwanted furniture and personal belongings. If cleaning, professional carpet cleaning, or pet treatment was included in the purchase contract that should typically be completed by the final walk through as well. The seller may have provided receipts prior to the walk through but buyers should confirm the condition when at the property.
If there are any issues that arise from the final walk through we will address them with the seller prior to the funding of your loan. It is typically advised that we conduct your final walk through prior to your signing. If there are issues that may need extra time or an extension to correct it is much easier to push your signing back than having the lender and escrow adjusting the closing disclosure and reviewing it twice. Hopefully the property is in great condition and ready for you to become the owner. The last physical step needed is for us to attend your escrow signing.
