After taking a look at properties for the first time we will evaluate what you have seen and decide what to do next. There are several options we can take:
Hopefully we can work our way to the last option where we have seen all properties in your search criteria. If you have not found the right property by that time we hope that the process so far has helped us narrow down your search to a specific type of home, a specific neighborhood, a specific building, or type of unit. If we have narrowed down your search through seeing property then we wait for the right property to become active.
As soon as new properties come out you will be notified and we will contact you right away and schedule a time with you to see it right away. There are two main ways that sellers typically review offers. The first way is that a listing will come out some time during the week. The listing agent will hold an Open House on Sunday and then the agent and seller will review offers on a Monday, Tuesday, or Wednesday. If a seller goes this route then they will usually have an “offer deadline” and in that case we have time to see the property.
The 2nd way that sellers review offers is “AS THEY ARE RECEIVED”. Technically any offer that is submitted by a buyer should be sent to the seller for review immediately but sometimes sellers will not respond to offers if they have a set review date. If the seller is reviewing offers as they are received then we will contact you to see when is the first available time you can see the property so we can set up a showing. If it is the right property for you we will want to make sure your offer is the first offer received and hopefully we can get under contract before the seller receives multiple offers.
Once you identify a property you would like to consider offering on we move onto discussing the price and terms of your offer.
