How to Evaluate and Choose the Right Agent for You
Hawaii is a relationship-driven market, and it's tempting to work with whoever is most convenient — a family connection, a neighbor, someone who keeps their business cards at the coffee shop. The problem is that real estate expertise is deeply local and highly specialized. An agent who primarily sells investment condos in Ala Moana may not be the right fit if you're searching for a single-family home in Kailua. The stakes are too high to make a convenience choice.
Treat finding your Realtor the same way you'd approach hiring for any important role: come prepared, ask direct questions, and pay close attention to what the answers reveal about how they actually work.
Four Areas to Probe Before You Commit
A professional agent will welcome your questions rather than deflect them. Focus your interviews on these areas:
- 1Specialization and track record — Ask specifically which areas and price ranges they work in most, and request a list of recent closed transactions. You want someone whose experience aligns with your search, not someone who dabbles everywhere.
- 2Availability and commitment — Is real estate their full-time career? In a fast-moving market, an agent who isn't fully available can cost you a home. Ask how many active buyers they're currently working with and how they manage competing priorities.
- 3Communication approach — How do they prefer to communicate — calls, texts, email? How quickly do they typically respond? Mismatched expectations on communication create friction during a transaction that already has plenty of its own.
- 4References and independent reviews — Ask for client references and look at third-party review platforms. Pay attention to patterns in the feedback: do past clients consistently mention responsiveness, honesty, and follow-through?
