Hawai‘i Kai · East Honolulu, O‘ahu

Hale Ka Lae

A 10-story fee simple condominium at 7000 Hawai‘i Kai Drive, with a resort-style pool deck, a great lawn, and flexible floor plans you will not find elsewhere in Hawai‘i Kai. One of the newest condominium buildings in East Honolulu.

Completed Building — Ask Us What Is Available
Hale Ka Lae condominium exterior in Hawaii Kai

Hale Ka Lae stands at 7000 Hawai‘i Kai Drive, Honolulu, HI 96825, at the corner of Hawai‘i Kai Drive and Keahole Street. The building began as a rental property known simply as 7000 Hawaii Kai Drive; Avalon Development redeveloped it and sold the residences as fee simple condominiums under the Hale Ka Lae name. MLS records show the building as completed in 2016, which makes it a rarity in a neighborhood where most condominiums date from the 1970s and 1980s.

The building is finished and occupied, and homes here now come to market as resales — an owner selling on the open market, with no developer sales office involved.

What makes Hale Ka Lae different is its flex floor plans. Some of the larger residences were designed with a lock-off, so part of the home can be closed off as its own studio with a separate entrance. It is explained further down this page.

The Flex Floor Plans

Select three- and four-bedroom residences at Hale Ka Lae were built with a lock-off: the primary bedroom suite has its own entry and can be closed off from the rest of the home. Owners use it several ways.

  • Multi-generational living — A parent, adult child, or caregiver gets a private suite with its own door, under the same roof.
  • Live in one side, rent the other — Some owners rent the lock-off to a long-term tenant to help with the mortgage.
  • One large home — Leave the connecting door open and it lives as a conventional three- or four-bedroom residence.
Two cautions. First, listings describe these homes inconsistently — the same layout may be advertised with different bedroom counts depending on how the agent counts the lock-off — so compare by floor plan, not by the headline bedroom number. Second, any rental has to follow the house rules and Honolulu’s minimum rental term; this is not a vacation-rental building.

Ground-floor residences come with a fenced lanai and a small yard area, which is unusual for a mid-rise and popular with pet owners.

Buying a Home at Hale Ka Lae

A resale here works like any other condominium purchase on O‘ahu: you make an offer to the owner, negotiate, inspect, and close through escrow. These are the things we look at with buyers:

  • Which floor plan — Especially whether it is a flex plan. We match the listing to the original plan so you know exactly what you are comparing.
  • Parking and storage — Every residence has assigned covered parking, but the number of stalls varies, and at Hale Ka Lae parking stalls and storage units are sometimes bought and sold on their own. Confirm exactly what conveys with the home.
  • Marina side or mountain side — Many residences look toward the marina and the ocean; others face the valley. Same plan, different view, different price.
  • Maintenance fees — We pull the current fee for the specific home and what it covers. Because the residences are separately metered, your own electricity is on top of that.
  • The condominium documents — During escrow you receive the association’s budget, reserve study, board minutes, house rules, and insurance summary. Use the review period to actually read them.
  • House rules — The building was designed around pet owners, but check the current pet policy and the rental rules for yourself before you write an offer.
  • Financing — Lenders review the building as well as the borrower. Tell your loan officer the building name early so there are no surprises in underwriting.

Location & Neighborhood

Hale Ka Lae sits in the middle of Hawai‘i Kai, the marina community Henry J. Kaiser planned in the 1960s around the old Kuapā fishpond. It is close to the beaches, parks, and trails East Honolulu is known for, and equally close to the everyday things: schools, shopping, restaurants, and medical offices.
