Kō‘ula at Ward Village

Kō‘ula stands at 1000 Auahi Street, Honolulu, HI 96814, between the Ward Entertainment Center and Victoria Ward Park in the middle of Ward Village. Developed by the Howard Hughes Corporation, it holds 565 residences — 498 in the tower and 67 in the podium — above roughly 58,000 square feet of street-level dining and retail, with about 59,000 square feet of recreational space for residents.

The building was completed in 2022 and the developer has no residences left to sell. Anything available at Kō‘ula today is a resale — an owner selling on the open market, with no sales gallery and no developer contract involved.

The Design

Kō‘ula was Studio Gang’s first building in Hawai‘i, and it looks like nothing else in Honolulu. The tower’s walls bend in and out like stalks of cane, which does two practical things: it turns each residence slightly toward the ocean, and it gives every tower home a deep, private lānai set into the curve. Yabu Pushelberg designed the interiors, from the kitchens to the amenity spaces, and Coen Partners designed the landscape with native plants.

Finishes as originally delivered by the developer; the light or dark palette was the original buyer’s choice. A resale residence may have been upgraded or changed by its owner.

More than an acre of outdoor amenity space sits above the podium, overlooking Victoria Ward Park, with the dog park on its own separate level.

Buying a Resale at Kō‘ula

Buying here now works like any other condominium resale on O‘ahu: you make an offer to the owner, negotiate, inspect, and close through escrow. With a finished building nothing is a rendering anymore — you can stand in the actual residence, see the actual view, and read the association’s actual financials. These are the things we look at with buyers:

• Stack and orientation — With fourteen residences per floor and a curving façade, stacks at Kō‘ula differ more than in a conventional tower. Kō‘ula sits in Ward Village’s second row, so some stacks look across the park to the ocean and others toward neighboring towers or the mountains. We compare a listing against recent sales in the same stack.
• Tower or podium — The 67 podium residences are a different product from the tower homes: lower in the building, with different layouts and outlooks. Make sure you know which you are looking at.
• What may be built nearby — Ward Village is still being built out. Before you pay a premium for a view, we walk you through what is planned around it.
• Street-side activity — Kō‘ula sits over restaurants and next to the theaters. That is the appeal of the address, and on lower floors facing Auahi Street it is also something to listen for. Visit in the evening.
• Parking and storage — The number of stalls and any storage vary by residence; studios and one-bedrooms in particular differ. Confirm exactly what conveys.
• Maintenance fees — We pull the current fee for the specific residence and what it covers, along with any Ward Village community association assessment.
• House rules — If you have pets or plan to rent the residence out at some point, check the current pet policy and minimum rental term before you write an offer, not after.

Kō‘ula may have the most central address in Ward Village. Its public porte cochère opens onto a courtyard that leads straight into Victoria Ward Park, the neighborhood’s main green space and the setting for its community events, and its ground floor is lined with restaurants and shops.
