It is the work of Kobayashi Group — the local developer behind Hokua, ONE Ala Moana, and Park Lane — designed by WRNS Studio and built by Albert C. Kobayashi Inc. as part of Kamehameha Schools’ Kaiāulu ‘o Kaka‘ako master plan.

Owner-occupant sales opened in January 2023 and the tower sold quickly: within two years the developer reported it 99 percent sold. That changes how you buy here. A handful of residences may remain with the developer, and beyond those, Ālia is a building you buy into through its original owners.

The tower holds more than 450 residences. Most are market homes in the tower itself; 40 reserved housing homes sit in the podium below the amenity deck.

This is where Ālia separates itself. Most Kaka‘ako towers put a pool, a gym, and a party room on one deck. Ālia spreads its amenities across the ground floor and a sixth-floor recreation deck, and the list reads more like a private club.

Buying at Ālia Now

With the tower almost entirely spoken for, there are two ways in, and they work differently.

  • A remaining developer residence — You sign the developer’s sales contract and receive the Developer’s Public Report. Under Hawai‘i condominium law you have 30 days from delivery of that report to cancel and have your deposit refunded. Use that month to actually read the documents.
  • An owner’s resale — An ordinary purchase contract between you and the owner: offer, negotiate, inspect, and close through escrow. You receive the association’s documents during escrow instead.

Either way, these are the things we look at with buyers:

  • Stack and floor — In a front-row tower, the view is most of the value. Same floor plan, different orientation, very different price. We compare against sales in the same stack, not just the same bedroom count.
  • What is across the street — The land makai of Ala Moana Boulevard is low-rise today. Ask what is planned there before you pay a premium for a view, and we will walk you through what is known.
  • Parking and storage — The number of stalls and any storage vary by residence. Confirm exactly what conveys.
  • Maintenance fees — We pull the current fee for the specific residence, not the projection from the original sales materials.
  • House rules — If you have pets or plan to rent the residence out at some point, check the current pet policy and minimum rental term before you write an offer, not after.
  • Financing — Lenders review the building as well as the borrower, and new buildings take time to get onto every lender’s approved list. Tell your loan officer the building name early.
