Ililani

Ililani stands at 615 Keawe Street, Honolulu, HI 96813, on the corner of Keawe and Halekauwila. The tower was designed by architect Kenneth Kai Chang and developed by Kam Development LLC, and it holds 328 residences — all one- and two-bedroom homes, eight to a floor — above ground-level retail and restaurant space.

Ililani was built as a mixed-income building. It launched with 165 homes sold as affordable units through the State’s HHFDC program and 163 sold at market prices. The affordable application period closed years ago and the building was completed in 2024. Residences here now come to market as resales — an owner selling on the open market.

Affordable and Market Homes in One Tower

Roughly half of Ililani was sold to income-qualified local buyers through the Hawai‘i Housing Finance and Development Corporation (HHFDC), and the rest at market prices with no income restrictions. If you are buying a resale, the difference matters.

• Market homes — Sold without HHFDC restrictions. They trade like any other condominium, and they are what you will see listed for sale.
• Affordable homes — Sold subject to HHFDC restrictions recorded against the unit: the owner must live in the home as a primary residence, HHFDC holds the first right to buy the home back if the owner needs to sell within 10 years, and the owner shares a portion of the home’s appreciation with HHFDC under a Shared Appreciation Equity agreement.
• What that means for you — Because the building was completed in 2024, the affordable homes are still well inside that 10-year period. You do not need to income-qualify to buy a market home on the open market, but we confirm a unit’s status early so it does not become a surprise in escrow.

Buying a Resale at Ililani

A resale here works like any other condominium purchase on O‘ahu: you make an offer to the owner, negotiate, inspect, and close through escrow. With a finished building nothing is a rendering anymore — you can stand in the actual residence and see the actual view. These are the things we look at with buyers:

• Market or affordable origin — The first question on any listing here, for the reasons above.
• Stack and floor — With eight homes per floor, each stack has its own orientation. Same floor plan, different view, different price. We compare a listing against recent sales in the same stack.
• Parking — The number and type of stalls is not the same from home to home; some have one stall, some have two, some are tandem. Confirm exactly what conveys, and ask about guest parking if you entertain.
• Maintenance fees — We pull the current fee for the specific home and what it covers, so you are comparing a real monthly number against other Kaka‘ako buildings.
• The condominium documents — During escrow you receive the association’s budget, reserve study, board minutes, house rules, and insurance summary. In a young building, look closely at how reserves are being funded.
• House rules — If you have pets or plan to rent the home out at some point, check the current pet policy and minimum rental term before you write an offer, not after.
• Financing — Lenders review the building as well as the borrower. Tell your loan officer the building name early so there are no surprises in underwriting.
