Keali‘i by Gentry

Keali‘i sits between the Kapolei Golf Course and the Hawaiian homestead community of Kanehili, along the course’s closing holes. Gentry Homes built it as a small, golf-focused neighborhood: 66 fee simple, single-family homes, the large majority with frontage on the fairways, plus a handful of smaller three-bedroom homes set back from the course, including eight sold through the City and County of Honolulu’s affordable housing program.

Gentry sold Keali‘i through lottery releases in 2020, and the homes were completed that year. The developer has no homes left to sell here. Anything available at Keali‘i today is a resale — an owner selling their home on the open market, with no lottery and no sales office involved.

The Floor Plans

When a resale comes up at Keali‘i, the listing will usually be one of the three golf course plans. This is the lineup as Gentry built it, so you know what you are looking at.

The golf course plans run roughly 2,000 to 2,150 square feet of living area, and the three-bedroom homes roughly 1,200 to 1,260, per the developer’s original sales materials. Square footage in a listing may differ because of the measurement method or changes made since the home was built.

How the Homes Were Built

These are the features Gentry included when Keali‘i was new. They are a good baseline for what to expect in a resale, and a useful checklist for spotting what a previous owner has changed or upgraded.

Buying a Resale at Keali‘i

Buying here now works like any other resale purchase on O‘ahu: you make an offer to the owner, negotiate, inspect, and close through escrow. There is no lottery, no developer application, and no designated-lender requirement. A few things are specific to homes like these:

• Golf course frontage — Walk the back yard, not just the house. Look at how the lot sits relative to the tee boxes and landing areas, what fencing or netting is in place, and how much afternoon sun the lanai takes.
• Solar — The homes came with solar water heating. Some owners have since added photovoltaic panels; find out whether a system is owned outright, financed, or leased, because a lease or loan may need to transfer to you at closing.
• Changes since the home was built — Expanded kitchens, enclosed lanais, spas, and garage upgrades show up in listings here. We check that the work was permitted and that the bedroom and square footage figures line up with the original plan.
• The association — Keali‘i homes carry a monthly association fee and rules that cover exterior changes. You will receive the association documents to review during escrow; read what the fee covers and what it does not.
• The affordable homes — The eight homes sold through the city’s affordable housing program came with occupancy and resale restrictions. If one comes up for sale, confirm what restrictions still apply before you write an offer.
• Builder warranties — Ask what coverage, if any, carries over to a new owner and what it takes to transfer it.
