The final residential tower in Ward Village — a roughly 400-foot mixed-use high-rise of 451 market-rate homes by The Howard Hughes Corporation, rising on the mauka edge of Kaka‘ako beside Victoria Ward Park.
“Mahana” means warmth, or the rising sun, in Hawaiian.
Pre-Sales Anticipated
Mahana is planned as the 12th tower built and the last residential building in Ward Village, the master-planned Kaka‘ako neighborhood that Architectural Digest named the best master-planned community in America. Designed by acclaimed architect Solomon Cordwell Buenz (SCB) with interiors by Tihany Design, Mahana sits at 423 Ward Avenue — immediately west of ‘A‘ali‘i, across from The Park Ward Village, and just steps from Victoria Ward Park.
In December 2025 the developer filed amended plans that grew the building from 340 to 451 homes and raised its height to 399.5 feet, while adding parking, recreation space, and bicycle parking. The amended permit went before the Hawai‘i Community Development Authority (HCDA) in March 2026. Every Mahana home is market-rate — the building carries no reserved (affordable) housing units.

Sales Status & Timeline
Mahana is not yet selling. Here is where the project stands and what buyers should watch for:
- March 2026 — HCDA presentation and modification public hearings on the amended (451-unit) plan.
- Spring/Summer 2026 — HCDA decision expected on the permit amendment.
- Later 2026 (anticipated) — Pre-sales / lottery expected to open following final approvals.
- 2028 (anticipated) — Construction estimated to begin.
- 2029–2030 (estimated) — Anticipated completion / move-in.
Getting on the interest list early matters for new Ward Village towers. Pre-sales typically open to registered buyers first, and the most popular plans and views move quickly once a building launches. There is no cost to register your interest through your buyer’s agent.

- Pricing: Not yet released. Market-rate (no income-qualified / reserved units).
- Expectation: Pricing has historically been positioned alongside Ward Village’s market-priced towers such as ‘A‘ali‘i; figures will be confirmed at launch.
- Maintenance fees & deposits: To be published by the developer at sales launch.

A note on rail: a Skyline station is planned just mauka of Mahana, and the building is designed to connect directly to it. Honolulu’s rail has a history of delays, so buyers should treat transit access as a future upside rather than a guaranteed day-one amenity.
