Sky Ala Moana stands at 1388 Kapi‘olani Boulevard, Honolulu, HI 96814, directly mauka of Ala Moana Center. The Avalon Group developed it as two towers rising from a shared base of parking, shops, and an amenity deck, and the buildings opened in 2023.
The two towers are very different places to own, and that is the first thing to understand before you shop here. Sky West is a residential tower: about 390 one- and two-bedroom homes sold at market prices, with rentals limited to 30 days or longer. Sky East is a mix: affordable residences on its lower floors, the Renaissance Honolulu Hotel & Spa in the middle, and condo-hotel residences at the top that owners can place in the hotel’s nightly rental program.

Sky West: The Residences
Sky West is the tower most buyers mean when they say “Sky Ala Moana.” It holds about 390 one- and two-bedroom homes, each with a lanai. The eighth floor has terrace homes with their own enclosed outdoor space opening onto the amenity deck, and a small number of original buyers combined side-by-side units into three-bedroom homes. Sky West owners cannot put their homes in the hotel rental pool.
Sky East: The Flats
The Flats are Sky Ala Moana’s affordable homes, originally sold to qualified owner-occupant buyers. They carry occupancy and resale restrictions that differ by unit type, so if one comes up for sale, the first step is finding out exactly which restrictions still apply and whether you qualify to buy it.
Sky East: Renaissance Residences Honolulu
The top floors of Sky East are condo-hotel residences. Owners can place their unit in the Renaissance hotel program for nightly rental. That makes these the only homes at Sky Ala Moana that work as a short-term rental, and it also means hotel program fees, rules, and owner-use limits come with the purchase.

Buying a Resale at Sky Ala Moana
Buying here now works like any other condo resale on O‘ahu: you make an offer to the owner, negotiate, and close through escrow. A few things are specific to this building:
- Know which tower you are in — A Sky West home, a Flats home, and a Renaissance Residences home are three different purchases with different rules. We confirm which one a listing is before anything else.
- Rental rules — If you plan to rent the home out, the tower decides whether that means nightly guests through the hotel or tenants for 30 days or longer. Read the house rules before you write an offer.
- The Flats — Affordable homes come with eligibility requirements and restrictions on occupancy and resale. Find out which apply to the specific unit and whether you qualify before you fall in love with it.
- Condo-hotel costs — For a Renaissance Residences unit, look at the hotel program agreement, its fees, and how rental income is shared, alongside the association’s budget.
- Maintenance fees and reserves — Review the association’s budget, reserve study, and recent minutes during escrow so you know what the monthly fee covers and what may be coming.
- View and stack — Views in a twin-tower building depend heavily on the floor and the direction the home faces. We compare stacks so you know what a given unit actually looks at.
