Walea II is the market-rate townhome series at Koa Ridge, Castle & Cooke’s master-planned community in Central O‘ahu between Mililani and Waipi‘o. Contemporary floor plans span two and three bedrooms from 991 to 1,557 square feet, each with an open-concept main level, an enclosed garage, and in-unit laundry.

Walea II is a straightforward market-rate purchase. You get pre-approved with a lender, review what is available in the active release, choose your home, and sign. For a lot of buyers, that simplicity matters as much as the square footage does.

Phase I is a 36-unit fee simple condominium across five two-story buildings on 2.459 acres, with a second phase planned for a two-phase total of roughly 70 homes. Construction on Phase I began in May 2025, with completion estimated on or before December 2026. The largest plan, E2, runs over 1,500 square feet with a two-car garage — genuinely single-family scale inside a townhome footprint.

The Floor Plans

Phase I offers four plans — one two-bedroom and three three-bedroom — each in a standard and a mirrored (“R”) orientation. Every home is two stories, built around an open-concept living, dining, and kitchen area with a breakfast bar and nine-foot ceilings downstairs. Living areas are approximate.

Two things worth knowing about the two ends of the lineup. Plan E2 was offered to initial purchasers with an optional layout that converts the upstairs family room into a fourth bedroom — ask whether that option is still available on unbuilt homes. And Plan A homes have no yard area, while every other plan comes with one. If outdoor space matters, that narrows your list before you start comparing prices.

Garage, lanai, and storage areas are in addition to the living area. Total area is what the home actually occupies — and it is where the plans separate most.

All figures in square feet. Plan A’s 10 SF is an air-conditioning closet rather than exterior storage. Renderings, floor plans, features, and square footages are approximate and subject to change. Castle & Cooke has also shown a Plan B at Walea II; it is not among the Phase I unit types, so ask us before counting on it.

Pricing

Homes at Walea II are priced individually, so two identical plans in different buildings can differ by tens of thousands of dollars depending on position. Castle & Cooke also runs incentives and promotional financing on select homes, and those offers change frequently — they are often worth more than a negotiated discount would be.

The maintenance fee covers water, sewer, bulk internet, common-area electricity, landscaping, refuse, pest and termite control, dryer vent cleaning, and the master insurance policy. You pay your own unit electricity and TV cable separately. Budget separately for the Koa Ridge Owners Association base assessment as well — $217.56 per quarter as of January 1, 2025 — plus real property taxes and your own unit insurance.

Living There: Rules Worth Reading First

Walea II is a condominium, so a declaration, bylaws, and house rules govern day-to-day life — on top of the Koa Ridge community covenants. These are the provisions buyers most often wish they had known earlier:

  • Pets — Dogs, cats, and other household pets are allowed, capped at two animals per home (fish excepted), and all pets must be registered with the managing agent.
  • You landscape your own yard — If your plan comes with a yard area, you must start landscaping it within three months of closing and finish within six, working from a plant list and plan approved in writing by the board. Later changes need approval too.
  • Leasing — Owners may lease, but the minimum term is thirty days. Short-term and vacation rentals, bed and breakfast use, timeshares, and boarding or group living arrangements are all prohibited.
  • Home occupations — Quiet professional work from home is allowed, but it cannot be visible or audible from outside, and clients cannot regularly visit or park in the neighborhood.
  • Alterations — Interior changes not visible from outside are generally your call. Anything affecting the exterior or your limited common elements goes through the board and, under the Koa Ridge covenants, potentially the Architectural Review Committee.
  • Parking — Your garage and driveway are yours. There is exactly one guest stall in Phase I, shared with future phases, plus bicycle parking and a shared mail kiosk.
The project is managed by Hawaiiana Management Company, with escrow through Title Guaranty Escrow Services. Until enough homes have sold for owners to elect a majority of the board, Castle & Cooke effectively controls the association — normal for a new project, but worth understanding going in. How the Buying Process Works

Walea II is a market-rate offering, so the path from first conversation to keys is a short one:

  • Get pre-approved — Castle & Cooke works with four designated project lenders: American Savings Bank, Bank of Hawai‘i, Central Pacific Bank, and First Hawaiian Bank. You are not required to use one, but the developer’s financing incentives are usually tied to them, so run the numbers both ways before you commit.
  • Review the active release — Each phase has its own price sheet, its own set of available plans, and its own lot positions. What is on the site map is not always what is currently for sale.
  • Choose your home and sign — You select an available unit and execute the Deposit Receipt and Sales Agreement with your deposit.
  • Make your selections — Depending on the construction stage of your home, some finish and option selections may still be open. Homes already under construction or complete are sold as built.
  • Thirty-day cancellation window — Under Hawai‘i condominium law you have 30 days from delivery of the developer’s report and project documents to cancel, with your deposit refunded less escrow cancellation costs up to $250. Use that month to actually read the documents.
  • Construction and walkthrough — Timelines depend on whether you are buying a completed home or one still being built. For homes not yet complete, the sales agreement commits the developer to finish within two years of signing, subject to force majeure. Your orientation walkthrough happens before closing.
  • Close and move in — Fee simple conveyance, with a ten-year limited warranty on construction defects administered by Professional Warranty Service Corporation, plus the Castle & Cooke Customer Care Program covering specified items for up to one year.

Closing costs are the buyer’s: escrow, notary, appraisal, recording, credit report, loan document preparation, and title insurance, plus a nonrefundable start-up fee that seeds the association’s working capital, an advance maintenance fee, and Koa Ridge Owners Association start-up and regular assessments.
