Victoria Place

Victoria Place stands at 1100 Ala Moana Boulevard, Honolulu, HI 96814, in Ward Village’s front row facing Kewalo Basin Harbor and Ala Moana Beach Park. It was the seventh tower the Howard Hughes Corporation completed in Ward Village: 40 stories, about 400 feet, with 350 one-, two-, and three-bedroom residences, all sold at market prices.

Sales opened in January 2020 at a pace Ward Village had not seen before, and the tower was fully sold well before it was finished. Howard Hughes opened the building in November 2024. The developer has nothing left to sell here, so anything available at Victoria Place today is a resale — an owner selling on the open market, with no sales gallery and no developer contract involved.

What Sets It Apart

• A purely residential tower — Every earlier Ward Village tower has shops or restaurants at its base. Victoria Place has none. The ground level is given over to landscape and open space that runs straight into Victoria Ward Park, which makes for a quieter, more private arrival.
• The front row — Nothing stands between the tower and Ala Moana Boulevard. The floor plate puts the largest three-bedroom residences on the ocean-facing corners, and residences on both sides of the building have direct or angled ocean views through floor-to-ceiling glass.
• The park next door — Victoria Ward Park borders the tower on its ‘Ewa side, so that exposure looks over green space rather than into another building.
• The design team — Architecture by Solomon Cordwell Buenz, the firm behind Anaha, Park Lane, and ONE Ala Moana; interiors by Tihany Design; landscape by VITA Planning and Landscape Architecture.

Original buyers chose between two interior palettes for the kitchen and bathrooms, Light or Dark. When you look at a resale, this is the first thing you will notice, and it is not easily changed.

Amenities

Howard Hughes describes Victoria Place’s amenities as rivaling Honolulu’s private clubs, and the list supports it: about 64,000 square feet of recreational space, most of it outdoors, arranged so that one side of the deck gets the morning sun and the other the sunset.

Buying a Resale at Victoria Place

Buying here now works like any other condominium resale on O‘ahu: you make an offer to the owner, negotiate, inspect, and close through escrow. With a finished building nothing is a rendering anymore — you can stand in the actual residence and see the actual view. These are the things we look at with buyers:

• Stack and floor — In a front-row tower the view is most of the value. Ocean-facing corners, harbor-side and park-side exposures, and floor height all price differently. We compare a listing against recent sales in the same stack, not just the same bedroom count.
• Light or Dark — Decide which palette you can live with before you tour, because it narrows the field.
• What may be built nearby — Ward Village is still being built out, including along the front row. Before you pay a premium for a side view, we walk you through what is planned around it.
• How the residence has been used — Many homes in ultra-luxury towers are second homes, and some have barely been lived in. Ask whether a residence has been owner-occupied, rented, or vacant; it affects condition, furnishings, and sometimes timing.
• Parking and storage — The number of stalls and any storage vary by residence. Confirm exactly what conveys.
• Maintenance fees — We pull the current fee for the specific residence, along with any Ward Village community association assessment.
• House rules — If you have pets or plan to rent the residence out at some point, check the current pet policy and minimum rental term before you write an offer, not after.

Victoria Place sits on the makai edge of Ward Village, with Waiea on its Diamond Head side, Victoria Ward Park on its ‘Ewa side, and Kō‘ula directly behind it across Auahi Street. The harbor and the beach park are across the boulevard.
