Named for the golden native blossom reserved for ali‘i and designated O‘ahu's official flower in 1923, ‘Ilima at Ward Village is the most expensive residential building ever brought to market in Hawai‘i — and the first urban tower anywhere from Discovery Land Company, the operator behind Kūki‘o on Hawai‘i Island and Mākena on Maui. Deliberately Low-Density
‘Ilima holds just 148 residences across 33 stories at 1238 Ala Moana Boulevard, on the former Ward Centre site beside the Ossipoff-designed IBM Building. There are no studios or one-bedrooms — the first Ward Village tower to omit them entirely. Homes range from two to six bedrooms, with only a handful per floor, ceiling heights reported at approximately 10 feet 6 inches in main living areas, every bedroom en suite, and a separate powder room in each residence. The tower's angular L-shaped footprint multiplies corner homes and widens the view corridors toward the ocean and Diamond Head.
Robert A.M. Stern, Champalimaud, and VITA
Robert A.M. Stern Architects — the firm behind 15 Central Park West — designed ‘Ilima with local firm AHL, choosing classical proportion and materials drawn from Hawai‘i's own architectural record over the international glass-tower vocabulary. Champalimaud Design is authoring the interiors, and VITA Planning & Landscape Architecture the landscape, including a native-plant pathway at street level.
Mohala: The Owners' Club
More than 81,000 square feet of amenity space is dedicated to recreation — a ratio no other residential tower in Honolulu approaches. The program includes a lap pool and resort-style leisure pool, spa terraces and treatment rooms, a full-service pool bar, a fitness center with saunas and steam rooms, a golf simulator, club dining rooms, a juice bar and market, guest suites, and private dining. Mohala, the Discovery Land owners' club, layers a dedicated lifestyle concierge, valet, pre-arrival stocking, and curated programming on top of it, and a shared 43-foot yacht has been reported as part of the member offering.

Record-Setting Sales
‘Ilima and its companion tower Melia produced $1.2 billion in combined sales at their September 2025 launch, including a single penthouse in excess of $40 million — the highest price ever paid for a condominium in Hawai‘i. As of mid-2026, ‘Ilima was reported roughly 63 percent under contract, with completion estimated for 2029 to 2030. Homes come back and releases open; the only reliable availability is a current one.
