Kalaeloa — the former Barbers Point Naval Air Station — is becoming one of West O‘ahu's most interesting places to buy, and Ka‘ulu by Gentry is its first residential neighborhood. Named for the ‘ulu, the breadfruit tree planted at Kalaeloa by the first Polynesian voyagers, Ka‘ulu is a roughly 30-acre green community of 390 homes: 128 single-family residences and 262 townhomes wrapped around open space, parks, and tree-lined streets planted with native ‘ulu.
- 390 homes: 128 single-family, 262 townhomes
- ENERGY STAR construction with EV-ready garages included
- Owner-occupant only; Reserved Housing lottery for first-time buyers
- Minutes from Kapolei, Costco, White Plains Beach, and Barbers Point Golf Course
Built for Owners, Not Investors
Every home at Ka‘ulu is sold to owner-occupants. Gentry does not sell to investors, which means the neighborhood is made up of full-time residents from day one. Gentry's Value Included in Price approach also means the energy-saving features that other builders sell as upgrades come standard here: SEER 16 central air, open-cell foam insulation, low-E dual-pane windows, LED lighting, solar water heating, ENERGY STAR appliances, and an enclosed garage that is EV-charger ready.
Single-Family Homes and Townhomes
The single-family collection offers three 3-bedroom, 2.5-bath plans — Aukai, Makali‘i, and Hoku — from about 1,508 to 1,592 square feet, each available in plantation or craftsman styling with nine-foot ceilings in most living areas. The townhome collection includes five plans — Waipuna, Lokahi, Makani, Kainalu, and Wiliwili — spanning two and three bedrooms from roughly 877 to 1,324 square feet, every one with an enclosed garage.
Reserved Housing for First-Time Buyers
A portion of the townhomes is set aside as Reserved Housing at below-market pricing for eligible first-time buyers under the Kalaeloa Reserved Housing Rules administered by HCDA. These homes are built to the same standard as Gentry's market homes and are awarded by lottery within each sales increment, with lower deposit requirements and a streamlined path to move-in. Gentry also partners with non-profits offering down payment assistance and homebuyer education.
How Sales Work
Ka‘ulu is released across roughly eight sales increments, each broken into phases. Homes are offered by lottery first, then first come, first served. Because the plans, homesites, and deadlines change with each increment, the buyers who succeed here are the ones who are represented and prepared before a release opens.
