Our last listing got a lot of attention. It was a 1 bedroom, 1 bath, 1 covered parking unit at Rose Terrace in Makiki. The building is simple with no amenities, but this also cuts down on the maintenance fees. Needless to say we had a good turnout at broker's open and open house. I also had over half a dozen private showings. Even though I had a lockbox in place I was there to open up for every showing.
When realtors would call to set-up showings or even during showings they would ask if I had to be there. I told them that we always try to be at every showing, even if the unit is vacant (as this one is). The reason for this is that it protects our client and their property. Without your agent there to supervise the showing things may get broken or lost. Also when leaving the unit, windows might be left open, appliances may be left on, or the unit might not be locked up correctly.
When looking to sell your property, always ask the agent how showings/open houses will be handled. If they start off by telling you they will put up a lockbox, you might want to consider talking to another realtor.
