What Is Planned
Mahana will rise at 423 Ward Avenue on the mauka edge of Kaka‘ako, immediately beside ‘A‘ali‘i and steps from Victoria Ward Park. The amended plan filed by Howard Hughes calls for 451 market-rate homes — studios through three bedrooms — in a tower approximately 400 feet tall above roughly 13,600 square feet of ground-floor retail and dining. Every home is market-rate; there are no reserved housing units in this building.
The design team is Solomon Cordwell Buenz on architecture with interiors by Tihany Design. Floor-to-ceiling windows are oriented toward Victoria Ward Park, Kewalo Basin, Punchbowl, and Diamond Head.
The Amenity Program
The eighth-floor resort deck is planned with a swimming pool and separate lap pool, hot and cold plunge pools, a cabana lawn, and a dedicated dog run, within roughly 52,000 square feet of indoor and outdoor recreation space. At street level, an outdoor transit plaza on Ward Avenue, a pocket park on Queen Street, and more than 350 linear feet of retail and landscaped walking paths will activate the block. The building is designed with a direct pedestrian connection to a planned Skyline rail station just mauka.
Mahana is also one of the most bike-friendly buildings proposed for the neighborhood, with approximately 240 short-term and 208 long-term bicycle stalls alongside 674 vehicle parking stalls.
