Walea means serenity — the feeling of being unhurried at home — and Walea II is the market-rate townhome series at Koa Ridge that delivers it without a lottery, an income cap, or a waiting list. You get pre-approved, review the active release, choose your home, and sign. For many buyers, that simplicity is as valuable as the square footage.

  • 2 to 3 bedrooms, 991–1,557 sq ft, 4 plans
  • Fee simple; 36 homes in Phase I
  • Enclosed garage, split A/C in every room, hurricane-rated windows
  • No lottery or income cap — a straightforward market-rate purchase

Four Plans, All Two-Story

Phase I is a 36-home fee simple condominium across five two-story buildings, with a second phase planned for roughly 70 homes in total. Plan A is a 991-square-foot two-bedroom with a one-car garage. Plans C2 and D2 are three-bedroom, 2.5-bath homes at 1,250 and 1,358 square feet — the D2 adds a dedicated upstairs study for anyone who works from home. Plan E2 tops the series at 1,557 square feet with a two-car garage, a bedroom and full bath downstairs, and a family room upstairs: single-family scale in a townhome footprint, and multi-generational without the stairs.

Standard Features

Every home includes an open-concept main level with a breakfast bar and nine-foot ceilings, LG solid-surface counters, stainless appliances, Mitsubishi split-system air conditioning in every room, in-unit laundry, and an enclosed garage. Castle & Cooke built these for Hawai‘i: hurricane-rated windows and sliding doors, a hurricane-code steel garage door, a solar water heater, and an EV-ready outlet in the garage. A ten-year limited warranty on construction defects comes with the home.

Koa Ridge Living

Residents enjoy the 7.5-mile Ho‘āla Trail, neighborhood parks, and the future Village Green and retail district, with H-2 freeway access minutes away via Ka Uka Boulevard. Koa Ridge sits between Mililani and Waipi‘o at a cooler elevation with valley breezes, roughly 30 minutes from Honolulu outside peak traffic, and within reasonable reach of Wheeler, Schofield Barracks, and Pearl Harbor.

Incentives and Timing

Homes at Walea II are priced individually by position, and Castle & Cooke periodically runs incentives and promotional financing on select homes that are often worth more than a negotiated discount. Construction on Phase I began in May 2025 with completion estimated on or before December 2026. If you want representation, it has to be arranged before your first visit to the sales office.
